not to defend the landlord and say it ISN'T discrimination, but I'd like to make a few points from a landlords perspective: 1. the "gay couple" thing is a common renting scam where I live (college town). two guys look for a 1 bedroom, and insist they're a couple. after getting the place, their girlfriends move in and it becomes 4 people in 1 bedroom unit (usually one couple taking the bedroom and the other uses the living room). everyone contributes to rent so it's very cheap for the people living there, but that's above the legal occupancy limit and the girlfriends aren't on the lease. if you oversold the idea that you guys were a couple, they might have suspected this is what you were planning on doing. 2. along that same line, there are legal sq ft minimums for each PERSON, not couple, living in the apartment. if their 1 bedrooms don't meet that minimum (it's 800 sq. ft. for 2 people where I live, not sure about tn) then they can't rent to a couple. 3. renters CAN discriminate against non married couples. if the two of you break up before the end of the lease and one income isn't enough to cover the rent, the landlord has to go through the hassle of early termination. tennants can get especially fussy about penalties for breaking the lease contract, since they're already upset from the breakup. landlords who deal with this one too many times may automatically turn away applicants as soon as they find out they're a couple.
