Don't be too assured.
China was in the middle of a deal with Ukraine about buying a few Crimea-made Zubr class LCAC (a kind of landing craft) when Russia took Crimea. Now the shipyard in Crimea and Ukrainian government both claim entitlement to Chinese payment for those crafts.
Chinese position IIRC is "you guys sort it out, I'll pay the winner."
If Russians take the land leased to China I expect to only see a change in recipient of the check.
